How to Understand Your Asphalt Paving Estimate
It’s hard to know if a contractor is reliable, provides quality work and/or if you’re receiving a fair price vs. being ripped off. Many estimates contain unfamiliar terminology which may make it difficult to a customer to understand what they are receiving for their money. Of course, it’s best to do your research when searching for the best contractor; much of which starts with reviews and testimonials, but it’s also important to educate yourself on the exact terms being provided. One must understand their contract in detail and be aware of less than straight forward and “fishy” language being used. Below are key components that should always be included within your estimate as well as certain red flags to watch for.
In-person Evaluation
A professional contractor will always inspect the property onsite prior to providing an estimate. This allows them to assess the current state of the parking lot, take accurate measurements and understand your budgetary needs based on what needs to be done. This almost always eliminates hidden costs at a later time within the project. If a contractor simply provides a cost based on a google earth images or square footage, it allows for a larger room for error or unexpected add on costs.
Best Methods & Material
A quality estimator will take the time to explain a step by step process of what will occur throughout your project as well as the material being used. NOTE: many asphalt companies operate differently which results in all types of quality. It’s important to ask the following questions: What type of asphalt will be used? How thick will it be? Is it required to remove the existing asphalt and pave new, or pave over what is already there? Contractors are generally happy to discuss in detail to ensure trust. Beware of anyone not willing to discuss the details of your project or gives ambiguous answers.
Straight Forward Terms
A good estimator will have a detailed explanation of everything included within the job; however, it is easy to misunderstand them, especially if you’re not a professional in the industry. Make sure to ask questions and for clarity, and also be aware of the ‘hidden’ terms being used. Here are some examples:
• “Install up to 2 inches of asphalt”- this indicates they very well may install less than that amount. It is a different statement than when a contractor agrees to “install exactly 2 inches”.
• “Scratch as needed or where necessary”- this is used when describing the preparation of a project and creates reason for caution as it opens up decision making at the discretion of the contractor, which most always benefits them over a customer.
Educate yourself on how these terms are presented to you; often time’s contractors will use this tactic to make it seem you’re receiving everything at a lower overall cost, but you’ll end up paying for it in the quality of the finished project.
